Completed Home Sale Trends (market statistics) for 2018 are:
During the year 2018 Prescott sold the most homes with a total of 1,712 homes sold with an average price of $409,197. Prescott Valley had the second largest amount of homes sold with 1,204 with an average price of $292,525. Chino Valley had a total of 453 homes sold with an average price of $277,014, followed by Dewey-Humboldt with a total of 315 homes sold with an average price of $274,526.  Paulden isn't shown on the above chart; however, they had 96 homes sold with an average price of $231,632.

December 2018: There was a total of 267 homes sold in December, with Prescott having the most homes sold at 115 homes, followed by Prescott Valley with 88 homes sold.  The average price for all four communities was $338,414 with the average square foot price of $173.60.     

October & November 2018: The amount of homes sold continues to slide from October through November.  In the Quad-City area: (Prescott, Prescott Valley, Chino Valley and Dewey-Humboldt. There was a total of 318 homes sold in October, but that number declined to 277 in November. The price of homes sold also declined and the price per square foot. The average sold price in the area was $348,549 and the price per square foot was $176.79.  

 August & September 2018:    Therewas a small decrease in home sale trends for the month of Sept over August 2018.  In August there was a total of 336 homes sold and September there was 311 homes sold.  A difference of around 7.4%.  The average price increased was 6% while the price per square foot increased by 3.7%. Even with the number of home sales decreasing, the price of a home is still on an uptrend.

June & July 2018: There was a small decrease in home sale trends for the month of July over June 2018.  In June there was a total of 365 homes sold and July there was 322 homes sold.  A difference of around 12%.  The average price increased by only .7% while the price per square foot increased by 2.1%. 

April & May 2018: There was a large increase in home sale trends for the month of May over April 2018.  The May totals (317) were just a little over those in March (313) which was an outstanding month. The average price increased to $326.000 from $295,000, while the price per square foot increased by 1.4%. In addition there was almost a 13% increase in the volume of homes sold.

March 2018: There was a huge increase in home sale trends for the month of March.  There was a total of 313 homes sold in comparison February had 203 and January had 227 homes sold. The home sale trends for the market in the Quad-City area is going up.  Prescott home sales average a little over $400,000, while the average price in Dewey-Humboldt was $238,465 for the month of March. 

 January & February 2018: There was a slow down in the number of homes sold for the four local communities in February compared to January.  The average sold price was the highest in Prescott, for both January and February.  The lowest sale price was in Chino Valley for both months.

The average price of homes sold for all communities for January was $325,012. compared to $329,880 for July.  The price from month to month has been fairly consistent with the average ranging from a high of $330,866 in May to a low of $294,348 in March.  The average number of homes sold has shown a nice increase month to month, with a low of 49 in January to a high of 96 in July.  This is an expected trend in home sales with a slow down in winter and increase in home sales starting in the spring and summer.  This is still a great opportunity to buy as the current active listings is over 1,000 homes in our local communities. ​

The Home Sale Trends for 2017 are:

During the year 2017 Prescott sold the most homes, had the highest sale price and also had the most days on the market.  Prescott Valley sold the second most homes with an average price per square foot a little over $150.  Also the homes in Prescott Valley stay on the market the least amount of time with only an average of 48 days.  Both Chino Valley and Dewey-Humboldt homes sell for an average of just under $250,000.

The average price for homes sold in Chino Valley from January 1, 2017 through December 31, 2017 is: $243,735 which equals $138.57 a square foot. Agent Days on the Market averages 60 days.

The average price for homes sold in Dewey-Humboldt from January 1, 2017 through December 31, 2017 is: $249,995 which equals $133.81 a square foot. Agent Days on the Market averages 73 days.

The average price for homes sold in Prescott from January 1, 2017 through December 31, 2017 is: $380,713 which equals $178.03 a square foot. Agent Days on the Market averages 85 days.

The average price for homes sold in Prescott Valley from January 1, 2017 through December 31, 2017 is: $267,150 which equals $151.56 a square foot. Agent Days on the Market averages 48 days.
